1 & 2 Smithfield

The first phase of development comprised 210,000 sq ft of Grade A office space, with complementary leisure accommodation at ground floor. 1 Smithfield includes a public sector hub from which Stoke-on-Trent City Council delivers front line services. The development was also awarded an “Excellent” BREEAM rating, a first for the city and putting Smithfield Stoke-on-Trent within the top 10% of new non-domestic buildings in the UK.

2 Smithfield is fully occupied by major private sector businesses Water plus & Davies Group. In total 1 & 2 Smithfield are home to 1,700 workers. Designed by leading architects RHWL to a high quality standard to meet the needs of future working habits these two office buildings set a new benchmark for quality. Their design hints at the site’s industrial heritage through 2 Smithfield’s use of two varieties of the local Staffordshire blue brick while 1 Smithfield takes inspiration from iconic local ceramics designer Clarice Cliff.

Further office accommodation is in the pipeline and will cater for demand that has now been proven. Planning permission has been secured for the next two office buildings, which will provide a further 140,000 sq.ft net of Grade A office space.


Placemaking is a at forefront of the Smithfield development. Our people-centred approach to the planning, design and ongoing management of the place puts the community in the heart of everything. Our placemaking process discovers the needs and aspirations of the people and is reflected in our place vision, which strengthens the connection between the community and their place.

The Smithfield development will deliver up to 60,000 sq ft of ground floor retail and leisure space. Somewhere for all to live, work and enjoy, an offering that will benefit both the business, leisure and residential community.  Our long-lasting strategy and vision provides a platform for the existing and the new community to come together in a new hub for residents, professionals and visitors to enjoy, stay and be part of!


Genr8 worked with leading international urban designer Gehl to create the masterplan for Smithfield. The result is a masterplan where the streets are multifunctional and integral to the scheme with a hierarchy of spaces created – each space differentiated by its character. The underlying grid of historical routes is re-established and enhanced, the routes allowing easy connection to a variety of opportunities and experiences.
